About the Project

Overview

In June 2025, Albatross Entertainment opened its doors in Edison, New Jersey, introducing what media and industry observers have called the “world’s largest indoor mini golf and luxury bowling destination”. The 55,000 sq ft venue combines an 18-hole indoor tech-infused mini golf experience and 24 upscale bowling lanes with an enormous cocktail bar and a modern food menu that champions the sentiment of a premium social experience to be shared.

The Project

Greenspan was selected as the design and build partner for the venue’s signature mini golf attraction, delivering a fully immersive, gamified experience that serves as the centerpiece of Albatross’ broader leisure offering. The ultimate objective of the design was to “simulate exquisite experiences for guests that many would not likely have the pleasure of doing in real life”.

As the end-to-end partner for this mini golf attraction, Greenspan delivered the:

  • Concept Design: Translating Albatross’ vision into a physically and visually engaging course layout with due consideration to guest flow and playability
  • Fabrication & Build: Developing the software for a totally unique scoring system, construction of the 18 Hole course, including the scenic theming and sculpting, millwork and custom steel fabrication, graphic design and wall décor.
  • Installation & Integration: Coordinating with the venue’s broader construction timeline to ensure timely launch

With a huge footprint dedicated to indoor mini golf, the Albatross project stands as the largest indoor attraction of its kind not only in the region, but globally.

Theming Takes Center Stage
As with all Greenspan projects, every hole was individually designed and fabricated, resulting in a completely unique playing experience. Rather than relying on off-the-shelf features and typical mini golf “design tropes” like windmills and loop-the-loops, our designers worked closely with the client to develop unique hole concepts, each offering its own visual theme, challenge profile, and interactive elements.

From large-scale centerpiece features such as scale models of the Eiffel Tower, the Hollywood Sign and a real private jet fuselage to a custom scoring and playstyle technology, the course reflects a one-of-a-kind creative vision, tailored specifically to the Albatross brand and entertainment goals.

 

Outcome

The venue’s grand opening on June 18, 2025, attracted widespread attention from local and regional media, emphasizing the venue’s scale and uniqueness. The mini golf attraction was consistently highlighted as a standout feature, reinforcing its role as a primary draw for first-time and repeat visitors. Drawing more than 15,000 guests within the first month of trading, we are sure of the ongoing success of Albatross and honored to have been part of this world-class project.
