About the Project

Sunset Hospitality Group set out to build Kapitol as a social gaming and entertainment concept at Rixos Premium Dubai, JBR, drawing on the glamour of Art Deco and vintage cinema. As Lorenzo Marras, President of Dining at SHG, described it, the goal was a space that captures the energy of modern entertainment with a touch of nostalgia, somewhere people come to play, dine, connect, and celebrate.

The concept spans three levels, each with its own draw, from interactive gaming to bowling and karaoke. Level Two was given to mini golf, and in a venue like this, that came with a clear expectation. The course had to match the look and feel of everything around it, not simply give guests another thing to do. This was the brief that Greenspan was tasked with delivering.

A Course Designed to Match the Venue.

The course was finished to the same premium standard as the rest of Kapitol. The result was a 14-hole, upscale tech infused mini golf course, finished with warm timber features, gold-and-wood-panel effect graphics, and green turf, creating a natural and modern look and feel. Originally planned with 12 holes, the design was reworked to add two more holes within the same footprint, keeping the flow and spacing intact so players can move freely throughout.

One Game, Every Guest

Puttify earns its place on a floor like this because of its inclusive and accessible design. There are no barriers to play, no skill threshold, and no age limit, so friends, families, and corporate groups can all play and compete together. That shared, social experience is exactly what Kapitol aimed to deliver.

With a bar built into the space, the course pairs naturally with high-margin drinks and the added spend that comes with it. For hospitality and entertainment operators building premium venues, that is the case for an attraction like this. It draws a wide range of guests, keeps them playing together, and turns time on the floor into spend across the venue.

That is the edge an attraction like this gives a venue. Kapitol is set to open in Q4 2026.
